INSPECTION ATTENDANCE POLICY

To ensure a safe, professional, and efficient inspection process, Inspector Cluseau has established the following Inspection Attendance Policy:

Client Attendance Guidelines

  • Scheduled Review Time: Clients are not permitted to enter the property before the appointed review time unless accompanied by a qualified representative (e.g., a Realtor). This applies when we are responsible for accessing the property through a Supra key or lockbox.

  • Liability Release Requirement: If clients enter the property with a qualified representative (e.g., a Realtor) before the appointed review time, they will be required to sign a liability waiver releasing Inspector Cluseau from responsibility for personal safety, property security, and insurance liability during this time.

Reasons for This Policy

  • Liability and Insurance Concerns: When our team manages access to the property, we assume liability for the property and its contents. Unauthorized access can create insurance complications and liability risks for both our company and the property owner.

  • Personal Safety: Active home inspections involve the use of specialized equipment, ladders, and tools, which can pose safety risks. By limiting access, we can maintain a controlled environment, reducing the risk of accidents or injuries.

  • Property Security: The home may contain personal belongings, valuables, and sensitive areas. By adhering to this policy, we help ensure the security of the property, avoiding potential security breaches or misunderstandings.

  • Inspection Integrity: Allowing access only at the scheduled review time ensures that our inspectors can perform a thorough and undisturbed assessment. This approach helps maintain the accuracy and quality of the inspection report.
